This document outlines important information about the services we offer and how we can act for  you. Please take the time to read this information and ensure you understand it.

Services we Provide

Once we have assessed your needs, we will give you advice and make a recommendation in the  following areas:

Mortgages            

We offer an unrestricted range of first charge mortgages, second charge lending, bridging and commercial finance. We do not offer mortgage deals  which are only available direct from the lender.

Buy to Let Mortgages

We offer an unrestricted range of first charge mortgages, including commercial, second charge lending and bridging finance. We

also do not offer mortgage deals which are only available direct from the lender. The advice given will be limited to the suitability of the mortgage based on your requirements. We are unable to give you any advice on the following matters: -

  • tax advice, including whether you own your property personally or within a special purpose vehicle such as a limited company. The tax position of buy to let ownership can be complicated and subject to change.
  • whether your property is a good investment or suitable as a rental property.
  • legal advice, including compliance with Houses in Multiple Occupancy regulations, tenancy agreements or rent collection.

Protection            

We offer products from a carefully selected number of insurers to provide a fair  analysis of the market for Income Protection, Critical Illness Insurance and Life Assurance. Please ask if you wish to be given a list of those insurers.

Home    

We offer products from a carefully selected number of insurers for Buildings and Contents Insurance. Please ask if you wish to be given a list of those insurers.

Our Costs

This is how we are paid for our professional services:

Mortgages

We normally charge a fee as follows:


- £495.00 on standard mortgages upon receipt of your mortgage offer. In some instances part or all of this fee will be payable on application.

- 1% of your borrowing with a minimum £995.00 on commercial, second charge lending and bridging finance upon receipt of your mortgage offer. In some instances part or all of this fee will be payable on application.


The fee charged is subject to your individual situation so could be different to the above but this will be confirmed to you in advance.

The fee is normally charged on issue of your mortgage offer, however in some instances part or all of this fee will be payable on application.

We will also receive commission from the lender in addition to the fees you pay. The amount of any commission we receive will be disclosed to you via a mortgage illustration.

For example, if your loan is for £100,000, there will be a total charge of £495.00, which equates to 0.495% of the loan payable as specified.

Refund of fees

Any fee payable is non-refundable, and the full terms are explained in our fee agreement. This can be requested at any time.

Protection & Home

We will charge no fee but may receive commission from the insurer. The commission we receive is not payable by you, nor does it affect your premiums.

How we are Regulated

Mortgages With Hannie Ltd. is authorised and regulated by the Financial Conduct Authority. Our Financial Services Register number is 955853. Mortgages With Hannie Ltd.’s permitted business is advising on and arranging non-investment insurance and mortgages.

Buy to Let Mortgages

If your buy to let mortgage is deemed as ‘business’ as you are either buying or remortgaging a property which has been acquired with the intention of letting it out. Any advice and recommendation that may be provided in respect of your buy to let mortgage requirements is not regulated by the Financial Conduct Authority (FCA).

If your buy to let mortgage is deemed as ‘consumer’ as you are mortgaging a property which you have either acquired as your main residence or inherited, which you not intend to let as your only buy to let property. Any advice and recommendation that may be provided in respect of your buy to let mortgage requirements is regulated by the Financial Conduct Authority (FCA).

If you cannot settle your complaint with us, you may be entitled to refer it to the Financial Ombudsman Service.

Consumer Protection

We are covered by the FSCS. You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim.

Mortgages – Advising & Arranging

For claims against companies declared in default from 1st April 2019. Mortgage advising and arranging is covered for 100% of the first £85,000 so the maximum compensation is £85,000 per person per firm.

Insurance – Advising & Arranging

For firms declared in default on or after 8 October 2020. Insurance advising and arranging is covered for 90% of the claim, without any upper limit. Where the firm has not taken steps and caused a contract not to be effected by an Insurer on a Pure Protection Policy or General Insurance claim arising from the death or incapacity of the policyholder owing to injury, sickness or infirmity, then 100% of the claim is covered.

Mortgages With Hannie knows that privacy is important to you and adheres to the Principles of Data Protection, as set out in the Data Protection Act 2018 and the General Data Protection Regulations (2016/679). We collect, use and share your data only as is necessary for the purposes of processing your loan application or as required by law. We will keep your information secure and confidential and will only share it with third parties where absolutely necessary, for example with the lender and with the introducing broker, where applicable.

Any lender or provider to whom this information is passed during processing your application may use it in the same way. The lender / provider documents that you receive will include a Privacy Statement telling you what they will do with your information.
